Often, yes. Many chimneys only need repointing or a new crown rather than a full rebuild, especially if the damage is limited to the mortar or the top. A rebuild becomes necessary when the structure itself is leaning, cracked through, or pulling away from the house. We’ll tell you which one you’re looking at after we see it.

It depends on the crack. Hairline cracks are common in New England homes from normal settling and freeze-thaw, and usually aren’t urgent. Cracks that are widening, horizontal, or stair-stepped through the block are worth a closer look, since they can point to a structural or water issue. When in doubt, have it inspected.
